Skinners Court is an ‘extra care’ facility with an array of communal spaces. ‘Extra care’ is different from ordinary sheltered housing schemes because of the additional facilities and support given to residents, ensuring as much independence as possible, for as long as possible. There is a local authority-funded care team on-site 24/7 to help with personal (domiciliary) care as well as a Residential Estate Manager and an Operations Manager to ensure day-to-day activities run smoothly. 

Skinners Court opened in November 2006 as a result of a partnership between the Skinners’ Almshouse Charity and Enfield Council. 

Skinners Court has:

  • 50 flats comprising 38 one-bed and 12 two-bed flats
  • Flats have a lounge, kitchen, bedroom and bathroom with level-entry shower
  • Central heating
  • Telecare emergency alarm link
  • All are wheelchair accessible
  • On-site care team 24/7
  • On site support from housing managers

    nb: Older people living in the surrounding area may make use of the communal facilities so that the scheme becomes part of the wider community.

You are eligible to apply for accommodation if you:

  • Are aged 60+
  • AND
  • Are physically or mentally frail and have undergone a care needs assessment by the local authority to assess your level of care need, so that for example:

    • live in residential care but would prefer to have more independence, or
    • have a chronic condition which is likely to get worse over time, or
    • your current home is no longer suitable to meet your needs, or
    • your partner also fulfils the above criteria and
  • Are not able to fund your care and accommodation and would have difficulty funding your care and accommodation costs from your own resources.

Life at Skinners Court

Flats are available for people with all kinds of planned care and support needs, ranging from ‘low’ to ‘high’ needs and are an alternative to residential care for those who wish to maintain their independence. Help and support will be made available according to your needs.  

Maintaining independence is encouraged. Residents have care plans in place which are reviewed regularly to respond to an individual’s changing care and support needs. On-site Skinners’ staff provide support, manage the building, co-ordinate repairs and the day to day running of the scheme.  

At Skinners Court, you are offered the use of the communal facilities, with a wide range of social and wellbeing activities with the opportunity to be part of a community of residents if you wish to. We aim to support you to live independently for as long as possible and to tailor the care you receive.  

Should it no longer possible to meet your increasing care requirements, we will support your move to alternative accommodation more suited to your needs.  

Charges

The monthly charge and some of your service charge is covered by Housing Benefit (if you are eligible). Care costs are paid to the Care Provider who is contracted by the local authority.

How to apply

You can apply to be considered for a flat by contacting London Borough of Enfield’s Adult Social Care Department. The London Borough of Enfield has nomination rights to fill 75% of the properties at Skinners Court, with the remainder being filled by applications made directly to the Skinners’ Almshouse Charity.
